Project

     The site is located at 522 Valley Rd. The project involves demolition of the existing single family home to construct a complex consisting of 6 townhouse units within 1 building. The applicant seeks six variances. The plan concerns Clifton residents for many reasons, including building 4 story units and potentially increasing flooding to the surrounding areas.

Original plan submission:

     The project involves demolition of the existing single family home to construct a complex consisting of 20 townhouse units within 3 separate buildings. The applicant seeks bulk variances, including building 4 story units. They seek approval to demolish the existing building and raze the property. Under the proposed plans, they will cut down hundreds of trees.

Updates

August 16, 2023:

Thank you to all who were able to attend the August 16th Board of Adjustment meeting.

The plan was approved by the board at this meeting. Below are some notes from the project planner's testimony:

  • About 2-3 cars are estimated to exit and enter the site during peak hours

  • Each unit has 3 parking spaces

After the project planner's testimony, some neighbors gave closing statements emphasizing concerns regarding traffic, flooding, quality of life, and the protection of the woods in the rear of the property.

Since the project has been approved, there will be no more Board of Adjustment meetings regarding this project. We hope to continue to fight to protect the wooded areas of 522 Valley Rd from overdevelopment. Thank you to everyone who took part in our cause! Because of you showing up to the meetings, we were able to get the project down from 21 townhouses to 6!

June 21, 2023:

Thank you to all who were able to attend the June 21st Board of Adjustment meeting.

The new plan presented at this meeting has reduced the number of townhouses to 6 from the previous plan of 21. Below are some of the other changes in the new plan:

  • 2 trees will be removed, down from 203 trees

  • 3,488 cubic yards of soil will be removed, down from 66,000 cubic yards

  • 7,722 sq ft of impervious coverage, down from 21,675 sq ft

  • The highest retention wall will be about 4 ft tall

  • 0.63 acres of disturbance, down from 2.49 acres

  • Water retention system holds about 7,000 gallons, slowly released to county system

  • No blasting of bedrock will be needed

  • If the board approves the plan, they can place a stipulation on the plan to protect the trees in the rear of the property

This new plan is a much needed improvement, however we still need to speak up to ensure all our neighbors' concerns are addressed and Garrett Mountain is protected permanently.

March 15, 2023:

Thank you to all of you who were able to attend the March 15th Board of Adjustment meeting.

Some of the statements of the Applicant's Engineer upon the neighbors' inquiries were:

  • 203 trees will be removed

  • 66,000 cubic yards of soil will be removed

  • 2.07 acres of impermeable surface will be constructed in the lot

  • The highest retention wall will measure 39 feet

  • Construction is estimated to take 2 years and there will be blasting of the bedrock

  • Only 3.3 acres of the 3.85 acres in the site are buildable land
